Day to day role
A visit to the owner’s home allows me to offer property management advice and carry out an up to date market appraisal for rent. It is vital that I understand my home owner’s needs, wants, long and short term goals, and gain trust to begin the process of looking after their most valuable asset.
Following discussions with the home owner and gathering of information, the Christchurch property is listed and advertised for rent – showcased on three websites; prospective tenants are invited to view by appointment or through an open home. Those of you that know me will know that I have high standards and expectations, this filters through when considering tenants for a property. Only the very best will do!
The selection process is very thorough, no stone is left unturned. I carry out at least two reference checks, a credit check and Ministry of Justice enquiry for each person. After the careful selection
process and discussions with the home owner, a decision is made, and I have the pleasure of giving the good news of a new home for my tenants and their family. Everybody’s happy.
In a specialist market and a growing industry my role as BDM is to think like an investor, secure quality tenants, achieve optimal return for my owners investment and help my owners to sleep well. No two days are the same but every day is great!
